How water and pipes behave around Denver

Plumbing here has its own habits. Winters on the Front Range are cold enough to freeze exposed pipes in garages, crawl spaces and exterior walls, and the swings between warm afternoons and freezing nights make it worse. Outdoor spigots should be shut off and drained before the first hard freeze. A frozen pipe is not a leak yet. It becomes one when it thaws.

Many suburbs around Denver have older homes, and the pipes in them are showing their age. Galvanized steel supply lines, common in homes built before about 1960, rust from the inside, which causes low pressure and brown water. Clay tile and cast-iron sewer laterals, found in many homes built before 1980, let tree roots in and crack under stress. Neither fails all at once. They get worse slowly, and the first clue is usually a drain that keeps clogging.

Soil plays a part as well. Much of the Front Range sits on expansive clay that swells when wet and shrinks when dry, and that movement pulls on buried pipe. Spring thaw and heavy rain can also raise groundwater and push a sump pump to its limit, so test yours before the wet season.

Water quality is another factor. Hardness varies from one water provider to the next, and in harder-water areas, scale builds up in water heaters, faucets and showerheads. A yearly tank flush and an occasional aerator cleaning make a visible difference.
