Call right away if water is flowing from a pipe and you cannot stop it, if sewage is backing up into the house, if a pipe has frozen or burst, or if you have no water at all and the cause is inside your home. Water near electrical outlets or the panel moves the call to the top of the list. A dripping faucet, a slow drain or a running toilet can wait for the next regular opening. If you smell gas, leave the house and call 911 and your gas utility first. We come second.
What to do while you wait
A few minutes of work from you can save a floor. Here is what to do before we arrive.
- Shut off the water at the main valve. It is usually where the water line enters the house, often in a basement, utility room or crawl space. A lever turns a quarter turn. A round handle turns clockwise until it stops.
- Turn off the water heater, or set a gas heater to pilot, so it does not run dry.
- Switch off power to wet areas only if you can reach the panel without standing in water. If you cannot, leave it alone and tell us.
- Move rugs, furniture and electronics off wet floors, and take photos of the damage for your insurance claim.
Burst and frozen pipes
Front Range winters freeze pipes in unheated garages, crawl spaces, exterior walls and anywhere cold air sneaks in. A frozen pipe is not yet a leak, but it can split as the ice expands, and the water shows up when the pipe thaws. If you find one, shut off the water at the main, open the nearest faucet and warm the pipe slowly with a hair dryer. Never use a torch. Open flame near framing and insulation starts fires, and it can overheat the pipe. If it has already split, keep the water off until we have repaired it.
After-hours pricing, honestly
We answer the phone at any hour, and a plumber driving out at 2 a.m. costs more to put on the road than one at 2 p.m. Emergency rates are higher than daytime rates, and we tell you the call-out charge on the phone before anyone leaves the shop. Once the plumber has seen the problem, you get a written price for the repair. If the water is off and nothing is at risk, we will happily book you for the next regular opening at the daytime rate. It is your call.
